How to read this map

Prices are restricted to a trailing 3-year cohort on purpose: 2023–2025 by default, with a 2020–2022 comparison. An unfiltered “last sale price” blends a 1999 sale with a 2025 one and shows turnover-weighted history, not today’s market. Price change is the signed difference between the two cohort medians; sales velocity is the share of homes that changed hands in the recent cohort.

Source: Cook County Assessor recorded sales. Only the Assessor’s own arm’s-length sales are counted (its determination, not a price threshold), and each parcel is placed by the Assessor’s recorded community area and ward. Because Chicago uses the source’s arm’s-length flag while Columbus uses a price floor, the two cities’ sale-price maps are not directly comparable. See methodology. Community areas with too few arm’s-length sales show as “insufficient data.”
